A condo deal gives your buyer a short window to review the status certificate. It arrives as a 200-page scan, usually the same week you have eight showings and two offers to present. The parts that decide the deal — reserve fund balance, planned special assessments, rental and pet restrictions, ongoing litigation — are scattered through it in no particular order.

So it gets skimmed, or forwarded to the lawyer with a hopeful note. We give you a third option: a structured read in about ninety seconds, with page references, so you know what to ask about while there is still time to ask it — and a deal file that keeps FINTRAC and TRESA checklists from falling through.

Ontario Standard Lease (2229E)

We read Form 2229E and additional terms — or draft a Crown-form lease from WhatsApp. Illegal deposits and void terms are blocked before you send.

Verify every flag against the source document, and against your client's lawyer, before you advise, sign, or waive.

You remain the registrant. Your obligations under TRESA and RECO's Code of Ethics — representation agreements, disclosure, and the duty to recommend your client obtain professional advice — are yours, not Rubo's. Rubo does not complete forms for filing, does not serve notices, and does not replace a real estate lawyer's title, closing, or status certificate review.

Land transfer tax rates, rebate thresholds and statutory timelines change. Rubo shows what it used; confirm current figures with the Ontario Ministry of Finance, the City of Toronto, or your client's lawyer before relying on a number.
